CONTRACT TO SELL

Collectively referred to as the “PARTIES.”

WITNESSETH, that:

WHEREAS, the SELLER is the absolute and registered owner of a certain real property located in the City/Municipality of [City/Municipality], Province of [Province], Philippines, described as follows:

WHEREAS, the BUYER has expressed interest in purchasing the property, and the SELLER has agreed to sell it under the terms and conditions set forth herein;

NOW, THEREFORE, for and in consideration of the mutual covenants and agreements contained herein, the Parties agree as follows:

  1. Purchase Price:

  3. Transfer of Ownership:

    • The Parties agree to prepare and execute all necessary documents for the transfer of ownership, including but not limited to the Deed of Sale, Certificate Authorizing Registration (CAR), and other instruments required by the Register of Deeds.
  5. Possession of the Property:
    • The BUYER shall take possession of the property upon full payment of the purchase price.
  6. Default:
    • In the event of default by the BUYER in paying any installment, the SELLER has the right to cancel this Contract to Sell and retain all amounts paid as liquidated damages.
  7. Governing Law:
    • This Contract to Sell shall be governed by and construed in accordance with the laws of the Republic of the Philippines.
