This DEED, made and executed this ____ day of ____ , 20 ___ , by and between:

WHEREAS, the parties to this agreement are the only legal heirs and beneficiaries of the late [Name of the Deceased], who passed away intestate on [Date of Death];

The SELLER warrants that the property is free from any liens or encumbrances, except those expressly disclosed herein.
